Before
AfterWhole-home rebuild of a historic Victorian on a failing foundation.
House raised onto a new foundation, then a studs-out rebuild with a larger footprint.
A historic Victorian on a failing foundation, with outdated systems and too little room for the family.
About 12 months.
We raised the entire house, poured a new foundation and took it to the studs, then rebuilt it with a larger footprint: a new primary suite, kitchen, two tiled bathrooms, siding, windows, a rear deck and a custom redwood front stair.
The original Victorian character, on a new structure built to today's building code.
Vaulted living space during construction and after the remodel.

Built For Berkeley Homes
Berkeley's Permit Service Center and Land Use Planning review most remodels and additions; homes in historic districts or with landmark status may need extra review. We map your path before design starts.
Many Berkeley homes are pre-1940 Craftsman and brown-shingle builds with original wiring, galvanized pipe & aging foundations. We check before we price.
Berkeley sits on the Hayward Fault. With walls open, bolting, bracing & foundation upgrades cost far less to add. We'll tell you if it makes sense.
Berkeley Hills lots and narrow streets need deliveries, staging & parking planned around your neighbours.
Much of the Berkeley Hills is a very high fire hazard severity zone, which can require ember-resistant vents & ignition-resistant materials. We build it into the plan.
